A Brooklyn developer is transferring forward with plans for one half of its latest acquisition within the Monetary District.

Wolfe Landau’s Watermark Capital Group filed plans final week with the Division of Buildings for a mixed-use growth at 78 Pearl Road, an empty lot sandwiched between two buildings. The developer is eyeing a 39-story property with ground-floor retail, 10 tales of workplace house and 99 residential models, based on the plans.

Shmuel Wieder of S. Wieder Architect P.C. will design the constructing.

Landau purchased the empty lot, together with an adjoining constructing, earlier this month for a mixed $35 million from the family-owned Milstein Group, which has owned the pair of properties for the reason that Nineteen Seventies and ’80s.

The adjoining constructing, 46 Water Road, is being ready for demolition, the New York Enterprise Journal reported. The block-through assemblage runs from the south facet of Pearl Road to the north facet of Water Road.

The undertaking’s deliberate unit depend is no accident: the quantity is just below the wage requirement threshold within the state’s new 485x tax abatement program. The abatement requires builders to pay a development wage of at the least $40 per hour on buildings with 100 models or extra to qualify for a property tax exemption.

The regulation has inadvertently incentivized builders to cap projects — usually situated right next to each other —  at 99 units, narrowly avoiding the wage requirement.

Whereas FiDi has traditionally been a hub for workplace buildings, the world has grow to be a residential hotspot after a wave of office conversions delivered 1000’s of latest models, with more in the pipeline.

Watermark has solely not too long ago expanded exterior of its house turf in Brooklyn, the place it owns most of its property. The developer secured $125 million in development financing for an office-to-resi conversion in Dumbo final yr.

Watermark didn’t reply to requests for remark.
