    In December 2023, the DOJ and CFPB sued Colony Ridge. They alleged the corporate operated an unlawful land gross sales scheme and made false statements to tens of hundreds of Hispanic borrowers in Texas, in violation of the Honest Housing Act and the Equal Credit score Alternative Act. The Texas Workplace of the Lawyer Normal (OAG) filed an analogous lawsuit in 2024.

    Federal businesses alleged that Colony Ridge used deceptive gross sales techniques — together with misrepresentations about flooding risks — and didn’t confirm debtors’ skill to repay, contributing to elevated foreclosures charges. 

    “The proposed settlement doesn’t compensate the individuals or communities that have been harmed by the predatory insurance policies and actions of this developer,” mentioned Mitria Spotser, vice chairman and federal coverage director on the Middle for Accountable Lending.
