    Brooklyn Luxury Market Bounces Back in Second Week of 2026B

    The second week of 2026 was a return to regular for Brooklyn’s luxurious contracts. 

    The borough noticed 17 contracts — 9 condos and eight homes — signed from Jan. 5 to Jan. 11 for a complete contract quantity of $57 million, based on Compass’ weekly report of contracts for properties asking at the least $2 million.

    These numbers got here one week after Brooklyn opened 2026 with just nine contracts for $29 million. 

    The priciest contract signed final week was for a Brooklyn Heights townhouse at 167 State Road asking almost $7 million. 

    Spanning over 4,900 sq. toes, the two-family residence includes a five-bedroom, two-bathroom triplex over a two-bedroom floor-through backyard stage unit with two extra bogs. 

    The triplex holds a big nice room and open kitchen with double glass doorways resulting in a non-public yard terrace. A wooden spiral staircase results in the highest two flooring, one with two king-size bedrooms and the opposite with three extra bedrooms and a rest room with a bathe stall, whirlpool soaking tub and full skylight. 

    The 1,200-square-foot ground-level flooring connects to the backyard patio by two extra double glass doorways. 

    Corcoran’s Aurora Singleton had the itemizing. 

    The second costliest contract signed final week was for a home at 1221 Albemarle Street in Prospect Park South asking $6 million. 

    The house final offered for $2.4 million in 2019, based on public information.  

    The nook lot residence was inbuilt 1904 for actual property developer George Might and options entrance and facet yards, a coated entrance porch and a non-public driveway that results in a two-car storage within the again. 

    Spanning 5,000 sq. toes, the house holds six bedrooms and three full bogs and has been restored with unique particulars together with parquet flooring, ornamental moldings and woodwork, an inside staircase and stained-glass home windows. 

    The lounge, with a bay of 4 home windows and a wood-burning hearth, connects to the library with customized built-in bookshelves, a rolling ladder and one other hearth.     The properties put into contract final week had a median asking value of $3 million, spent a mean of 131 days in the marketplace and had a mean low cost of two %.
